AC Mauger Construction were main contractor for the 80 week project at Brooklyn Court for Andium Homes, with architects Axis Mason, T&G Engineers as structural engineers and quantity surveyors H M Menzies Ltd.

Carl Scott, AC Mauger Project Manager for Brooklyn Court described the project as having a number of challenges, not least of which was its position on a corner of two major roads in central St Helier. Careful planning and scheduling of deliveries to site and movement of heavy plant was required to minimize disruption and risk to pedestrians and traffic.

Testing circumstances were also encountered in the form of a high water table which impacted on the foundation work which had to be carried out alongside temporary de-watering of the site.

Building of the shell and core of the project was a challenge in itself due to different types of designed elements such as: reinforced concrete slabs, columns and walls; structural steel supporting profiled metal deck with concrete topping; and traditional load bearing blockwork. The dramatic external façade designed by Axis Mason also brought its own unique challenges due to complex interfaces between adjacent elements and required careful detailing and planning during the procurement process.

Carl added that the construction of the roof and first floor gardens at the end of the project when the building itself was complete brought about its own set of challenges. How to get 50 tonnes of top soil up onto the roof and first floor (surrounded by a five story building) was the first one and required the use of the largest mobile crane the island has to offer.  All 50 tonnes of top soil then needed to be placed by hand which resulted in a concerted effort from the entire AC Mauger team one Sunday evening!

Sub contractor Style Windows was responsible for the design, supply and installation of the external fenestration package utilizing the long established and well regarded SAPA suite of products using the latest energy efficient thermally broken multi-chambered aluminium materials, including casement windows, pivot windows, residential doors and curtain walling screens spanning three storeys in height.

The windows, doors and screens contain combinations of high energy efficient double glazing, spandrel ceramic backed insulated glass panels and striking bespoke manufacture glass panels in various colours to add interest and compliment the contemporary residential environment that the new development provides.

The raised roof garden and external paved areas were installed to the podium deck and fourth floor roofs on top of a Renolit Single Ply insulated ballasted roofing system which was installed by Advanced Roofing.

Style Windows were also contracted to provide a bespoke 17 metre long glazed canopy to the 4th floor deck access area which provides a pleasant sheltered area where the residents may enjoy the landscaped communal outdoor space.
